RENT IN SPAIN
If
you decide you want to move to Spain but are not sure if you want to take the
plunge and buy a house you will always have the option of renting. There are
many opportunities for rental in Spain but you need to be quick because
although there are lots of properties the market is fast and fierce. The cost
of rent varies dramatically from city to city. If you want to live in one of
the large cities such as Madrid, Barcelona, Seville, Malaga etc can cost you
anywhere between ?600-1000+ a month (for a 2 bedroom apartment) whereas if you
live in a smaller city then you should expect to pay considerably less than
that. It is unlikely that you will be able to rent a property before going out
to Spain as most of the landlords like to see there tenants before renting them
the property. Also it is advisable for you to go and look at the property
before you rent it, as the quality can vary quite dramatically. There are many
different factors that you need to consider when looking to rent a property one
of these being the contract type that you want. There are 2 types of contracts
that you can obtain:

A short term contract (contrato de arrendamiento de temporada) this type is for
a period of time no longer than a year and is usually used for holiday rentals.

A long term contract. (contracto de arrendamiento de largo plazo) this type is
for a longer period of time, it can be initially for up to 5 years however you
are able to extend that should you and the landlord so wish.
If you are looking to reside in Spain for a significant length of time then you
should look to have a long term contract. When renting a property then you
should expect to have to pay a deposit (fianza) on the property before you move
in (this is usually a months rent).
Another important factor is that of furnishings. In Spain you will either rent
your flat furnished (amueblado) or unfurnished (desamueblado). This is not like
in the UK, generally when you rent a flat unfurnished in Spain it means just
that. No light fittings, no carpets, and absolutely no furniture. However if
you rent a flat furnished then (depending on the price you are paying and your
landlord) you will get all the necessary furnishings along with some basic
decorations to make the house seem a bit more like home. This is something that
you should be aware of when you are looking to rent because do you want to be
buying all your furniture or would you prefer to pay that little bit more.
