RENT IN SPAIN
Renting out a property:
Many people buy a property in Spain with the intention of renting it out to
other holiday makers in order for them to make a bit of money whilst keeping
their dream of a holiday house in the sun. This is a sensible idea and it is
relatively easy to do as in Spain you do not need a special licence for renting
accommodation.
If you rent out your property and you are not a permanent
resident in Spain then you should expect to pay tax on the amount of rent you
receive. In Spain this is called impuest de la renta de no residentes and it is
under the declaración ordinaria (IRNR). When renting out your property then you
may either like to do the process yourself or you may want to hand over the
business of renting to a Spanish estate agent. Most Spanish estate agents are
willing to take on all the legal details in return of a small percentage of the
weekly or monthly rent. There are companies that specifically deal with people
who want to rent out there properties as for a few months a year and with this
you can have all the benefits of the extra money without the stress of having
to show people around or look for people yourself. The only downside to this is
that you will have to pay them a small fee. When looking for a letting agency
you should look for an agency that is a member of one of the following bodies:

ARLA - Association of Residential Lettings Agents. These are the main
specialists in the rental market, which makes them a better choice than a
business whose main activity is selling property or something else.

RICS - Royal Institute of Chartered Surveyors

NAEA - National Association of Estate Agents

Or a Government registered housing association
